QUAREM RELEASES VERSION 3.0 OF

COMMERCIAL REAL ESTATE MANAGEMENT SOFTWARE 

Toshiba America Information Systems (TAIS) chooses Quarem Active Lease Technology (ALT™) 3.0 to manage all North American properties, and expand online portfolio management processes

DALLAS, Oct. 1, 2001 Quarem today introduced Version 3.0 of its Web-based Quarem Active Lease Technology (ALT™) software designed to streamline portfolio, property and transaction management for brokers and corporate users in the commercial real estate industry.  Quarem also announced it immediately signed Toshiba America Information Systems (TAIS) Inc., a $2.5 billion company, as a customer of the software upgrade.

Quarem ALT Version 3.0 features three new modules specifically customized for construction, property development and property management applications.  Functionality upgrades include more powerful tools for managing budgets, document edits and comments, and fees tracking.  Additional features also help facilitate file generation and interaction between project team members.  Quarem ALT Version 3.0 also includes a data backup redundancy that allows users to independently restore and modify information in the portfolio database offline.      

“Quarem ALT 3.0 can significantly reduce transaction cycle times, expand production capacities and increase vendor accountability,” said John Rice, Quarem chief executive officer and co-founder.  “Corporate users throughout North America are responding tremendously to the efficiency and accountability created by collaborative applications such as Quarem ALT.”

The pricing schedule for Quarem’s ALT Web-based transaction and portfolio management system depends on variables including whether the application is client server or Application Service Provider (ASP) hosted.  Pricing also is determined by the number of licensees or number of real estate properties involved in each deployment.

Toshiba America Information Systems will use Quarem’s Active Lease Technology software to manage its 750,000-square-foot real estate portfolio of leased and owned properties in North America.  “Quarem has provided an easy avenue for our department to consolidate existing processes while significantly increasing communications and productivity,” said John Greene, director of facilities and site services for Toshiba America Information Systems. 

Quarem ALT also serves as Toshiba America Information Systems’ online transaction management system, which allows collaboration between all parties involved to locate, negotiate and execute commercial real estate leases and sales.
