Account Manager

JOB TITLE: Account Manager

DEPARTMENT: Client Services – Commercial Real Estate Lease Administration

LOCATION: Houston, TX or Remote

The Account Manager will be the day-to-day contact for corporate-occupier and landlord clients. They will be responsible for maintaining client relationships and managing ongoing lease administration activities such as lease abstraction, lease portfolio reports, reviewing invoice and expense reconciliations, and lease translations. The candidate should have proven experience in the commercial real estate industry and client support. To succeed in this position, candidates should have exceptional communication, computer, and problem-solving skills. They should be resourceful, analytical, adaptable, and organized with the ability to build rapport with clients.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for understanding the nuances of each client’s real estate portfolio and tailoring services accordingly
  • Serve as a resource guide and support for clients
  • Properly manage client’s expectations and follow through with commitments
  • Consulting with clients to identify solutions/recommendations for business needs by having a strong understanding of Quarem’s services and software capabilities
  • Prepare monthly, quarterly, and annual reports

RELEVANT EXPERIENCE THAT ADDS GREAT VALUE

  • Bachelor’s degree or equivalent work experience (preferred)
  • 2-3 years in Commercial Real Estate (required) Corporate CRE experience preferred

CRE Administrative Assistant

JOB TITLE: CRE Administrative Assistant

DEPARTMENT: Client Services – Commercial Real Estate Lease Administration

LOCATION: Houston, TX

We are looking for a motivated real estate executive assistant who will be responsible for providing support to the Client Services Department and completing administrative tasks. Responsibilities include screening messages, overseeing schedules, compiling and assisting in the preparation of various monthly (and other periodic) administrative and financial reports. Administrative duties require broad experience, skill and knowledge of organization policies and practices for a specific group or individual. Analysis and determination of information requests and follow-up. Our ideal candidate can solve problems quickly and is highly detail-oriented.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Maintain professional client communications via phone and e-mail
  • Receive and track all invoices to insure accurate documentation of client rent payments
  • Effectively conduct CAM Reconciliation on your own with NNN leases and the understanding of reconciliations based on gross ups and caps
  • Accurately understand and abstract leases, amendments, notices etc. as required
  • Compile information, prepare and update reports or process other documents as required: Lease Abstracts, Vendor Insurance Certificates, Vendor Service Agreements, Vendor Invoices and Service Records, Property Emergency Call Lists, Tenant Contact Lists, etc.
  • Other duties as required

Experience

  • Minimum 2 years of related administrative or communications experience

Lease Abstractor

JOB TITLE: Lease Abstractor

DEPARTMENT: Client Services – Commercial Real Estate Lease Administration

LOCATION: Houston, TX

The Lease Abstractor role is responsible for reading commercial real estate leases and other legal documents and effectively abstracting key lease language into the Quarem Real Estate Software application. This will include critical data such as lease terms, options, rent and other expenses, repairs & maintenance responsibilities and other legal clauses. A good candidate will have prior commercial real estate and/or property accounting experience, be familiar with reading real estate leases or other contracts and have a great attention to detail. In this role you will be a direct support to Account Managers and the Director of Client Services.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Thoroughly read each new lease document and associated lease amendments
  • Abstract, input, and analyze information on leases, amendments, assignments, and other legal documents in accordance with departmental policies
  • Develop a skilled understanding of the lease management software and enter completed abstract information into the database

Experience

  • High school diploma or GED required plus a minimum of two years related work experience. Bachelor's degree from a four-year college or university with Accounting, Finance or Real Estate preferred
  • Demonstrate problem-solving, decision making, and analytical skills
  • Can work on deadline and handle confidential client information
  • Must have strong computer skills; proficient in Microsoft Office, Word, Excel and Internet

JOB TITLE: Lease Analyst

DEPARTMENT: Client Services - Lease Administration

The Lease Analyst is a direct support role to the Quarem Account Managers and the Director of Client Services.  The candidate should have proven experience in a team environment with broad skills in client engagement and support services. Our ideal candidate is solution driven, responsive, and manages their time well.  


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Thoroughly read each new lease document and associated lease amendments
  • Prepare accurate and detailed lease abstracts including all critical dates and financial requirements
  • Develop a skilled understanding of the lease management software and enter completed abstract information into the database
  • Assist in the preparation of regularly scheduled reports
  • Responsible for understanding the nuances of each client portfolio and tailoring services accordingly
  • Service multiple clients concurrently, ensuring timely and successful delivery
  • Serve as a resource of guidance and support for clients

Java Development Lead

JOB TITLE: Java Development Lead

LOCATION: Dallas, TX

Java Development Lead for Q Software Development LLC dba Quarem (Dallas, TX).  Train, mentor and supervise a full stack developer to maintain & update a web-based Java application built extensively on Struts, MySQL, and Jasper Reports. This is a SaaS application our co. developed for the commercial real estate industry which stores lease documentation, generates financial reports, & tracks critical dates. Ensure application security. Provide technical support remotely from our office to our clients which include companies in the U.S. & overseas. Enhance the business logic of the product by working extensively with Stored Procedures & configuring Amazon EC2 instances, SES, MQ, and Lambda. New reports requested by clients must be designed and built using Jasper Reports. Conduct code reviews and provide architectural guidance for the build out of new features & enhancements.

Required: Bachelor’s degree in Computer Science or a related field and one year exp. as a Full stack developer using Struts, MySQL and Jasper Reports.
